  • Commercial Real Estate Developer The Missner Group submitted an application for development approvals to construct a 192,000 square foot warehouse building on a privately-owned 13-acre site at the northeast corner of North Avenue and Kuhn Road. The Missner Group has withdrawn all applications related to this project. Should the Missner Group choose to resubmit the project they would have to start from the beginning of the application process and return to the Plan Commission.

    The proposed property for development is located between North Avenue and McNees Drive, which is the entrance roadway into Carol Stream's Water Reclamation Center (WRC). The proposed development site included the large vacant field at the corner of North & Kuhn, and the small unincorporated property to the east containing a white residential structure, which would have been demolished.

    To accommodate the development, the Missner Group sought to rezone the property from B-2 General Retail District to I Industrial District, zoning code variations to allow a reduced front building setback and a reduced buffer yard between the rear of the development and the WRC, and a sign code variation. The developer’s requests were reviewed at a public hearing at the June 26 Plan Commission meeting.

    At the Plan Commission meeting, in response to a concern about the possibility of trucks from the development turning north onto Kuhn Road, the Plan Commission added a requirement that signage must be installed that prohibits trucks from the proposed development from turning north onto Kuhn Road. The traffic study provided by the developer, which can be accessed below, indicated that trucks from this development will turn south onto Kuhn Road from McNees Drive and head east or west on North Avenue at the existing traffic signal.

    ***PROJECT UPDATE*** The Missner Group has withdrawn all applications related to this project. As such, the Village Board will not be taking any action regarding this matter at their meeting on Monday September 18. Should they resubmit they would have to start the application process from the beginning and return to the Plan Commission.
